sack properties asked brick how to add value to an existing apartment property in corte madera, ca. currently comprised of 32 out-of-date townhome units on 3.5 acres, the site is underutilized given its prime location near corte madera town center and highway 101.
brick explored redevelopment strategies that ran the gamut from cost-sensitive yet up-zoned townhome development to podium type multi-family flats. the explorations all considered and leveraged the following key attributes of the site:
1. the site has incredibly close proximity to highway 101 so traffic noise and visibility are drivers.
2. the site has gentle to steeply sloping topography that creates a defining feature to work with.
3. there are a multitude of utility easements above and below ground that span the site.
