brick was engaged to assist srm in maximizing the potential of an assemblage of properties located between 5107 - 5175 broadway in oakland, ca for a market-rate senior housing project. the site itself is across the street from a proposed major redevelopment at the rockridge shopping center, the california college of the arts and the popular rockridge shopping area beginning at the foot of college avenue. there is also a highly challenging cross slope and adjacency to single family and very small multi-family neighbors and contaminated soil on the eastern portion of the site that limits the area available for excavation.

the 139-unit solution that emerged was derivative of zoning protocols prescribed by the city, sensitive setbacks/stepbacks to deal with adjacent lower scale development and also leveraged the sloping nature of the site to sensitively place ingress/egress for structured parking. additionally, the subterranean parking structure was designed to limit the amount of excavation to control cost, but also to deal with the on-site contaminated soils.
